These Terms of Use govern your access to and use of all websites, platforms, systems, and services operated and marketed by Aevora International Real Estate Limited ("Aevora", "we", "our", "us") under the Aevora Collective brand, including its proprietary technology powered by ACE™, and any related applications, modules, or services (together, "the Platforms").

Aevora Collective is the trading brand under which Aevora International Real Estate Limited operates.

By accessing or using the Platforms, you agree to be bound by these Terms. If you do not agree, you must not use the Platforms.

These Terms apply to all users of the Platforms, including agents, brokerages, developers, buyers, renters, service partners, and any other user category introduced by Aevora from time to time. Additional terms may apply to specific user roles or services. Where they do, they will be presented to you before you access the relevant role or service.

You must be at least 18 years old and have legal capacity under applicable law to use the Platforms. Where you access the Platforms on behalf of an organisation, you confirm that you have authority to bind that organisation to these Terms.

You agree to:

• Use the Platforms only for lawful and authorised purposes
• Maintain the confidentiality of your login credentials
• Not engage in unauthorised access, reverse engineering, or data scraping
• Not upload malicious code, harmful content, or content you do not have the right to share
• Comply with our Acceptable Use Policy, which forms part of these Terms
• Provide accurate information when prompted
• Promptly notify us of any suspected security incident or unauthorised use of your account

Certain features of the Platforms require a paid subscription. Where you subscribe:

• Pricing: Current pricing, plan features, and access limits are displayed at checkout or in your account.
• Free Trial: Where a free trial is offered, the duration and conditions are displayed at signup. A payment method may be required to start the trial.
• Auto Renewal: Paid subscriptions renew automatically at the end of each billing period (monthly or annual, as selected) unless cancelled before the renewal date. By subscribing, you expressly consent to recurring charges.
• Cancellation: You may cancel at any time through your account settings. Cancellation stops future charges. Access to paid features continues until the end of the current billing period.
• Refunds: Unless required by applicable law or expressly stated at checkout, fees are non refundable.
• Billing: Payments are processed by third party payment providers. Prices are displayed in the currency shown at checkout and exclude any applicable taxes.
• Price Changes: We may change subscription pricing from time to time. We will provide advance notice of price changes in accordance with applicable law.

Aevora may offer a licence to deploy certain components of ACE on infrastructure controlled by the customer. Self host arrangements are governed by a separate written agreement covering licence scope, setup fees, monthly upkeep, support, and termination.

All content, systems, and technologies comprising the Platforms, including software, design, text, graphics, and the ACE brand, are the exclusive property of Aevora International Real Estate Limited or its licensors. You may not reproduce, distribute, modify, or create derivative works without prior written consent.

You retain ownership of the content you upload to the Platforms. By uploading content, you grant Aevora International Real Estate Limited a worldwide, non exclusive, royalty free licence to host, store, display, and distribute that content solely for the purpose of operating the Platforms and delivering the services you have requested. This licence ends when you delete the content or your account, except where retention is required by law.

Your use of the Platforms is subject to our Privacy Policy and Cookies Policy. We process personal data in accordance with Hong Kong's PDPO and, where applicable, GDPR.

We strive to maintain continuous availability but do not guarantee uninterrupted access. Aevora may suspend or modify access for maintenance, upgrades, security, or operational reasons. Where possible, we will provide advance notice of planned downtime.

Aevora International Real Estate Limited is a technology, consultancy, and introduction business. It is not a licensed estate agent, travel agent, or investment advisor. Aevora does not:

• Perform estate agency work within the meaning of the Estate Agents Ordinance (Cap. 511 of the Laws of Hong Kong)
• Hold client funds in relation to property transactions
• Provide legal, tax, or investment advice
• Guarantee the accuracy of third party listings, prices, or availability

Any introductions made through the Platforms are introductions only. Any transaction between you and a third party is solely between you and that third party. You are responsible for performing your own due diligence.

To the maximum extent permitted by law:

• The Platforms are provided on an "as is" and "as available" basis
• Aevora is not liable for indirect, incidental, special, or consequential damages
• Aevora is not liable for third party content or services accessed through the Platforms
• Aevora's total liability to you in connection with the Platforms is limited to the amount you have paid to Aevora in the 12 months preceding the claim, or HK$1,000 if no amount has been paid, whichever is greater

Nothing in these Terms excludes or limits any liability that cannot be excluded or limited under applicable law.

You agree to indemnify and hold harmless Aevora International Real Estate Limited, its directors, officers, employees, and agents from any claims, damages, losses, or expenses arising from your use of the Platforms, your breach of these Terms, or your infringement of any third party rights.

Aevora may suspend or terminate your access to the Platforms at any time:

• For breach of these Terms or the Acceptable Use Policy
• Where required by law or by a competent authority
• For operational, security, or technical reasons

You may discontinue use of the Platforms at any time. Upon termination, your right to access the Platforms ceases. Content may be deleted in accordance with our Privacy Policy.

These Terms are governed by the laws of the Hong Kong Special Administrative Region. Any dispute arising from or relating to these Terms or the Platforms shall be subject to the exclusive jurisdiction of the courts of Hong Kong.

We may update these Terms from time to time. Material changes will be notified through the Platforms or by email. Continued use of the Platforms after changes are posted constitutes acceptance of the revised Terms.
